Broken Torsion Spring on a 16×7 Steel Door, Downtown Oviedo

The spring measured at 0.25-inch wire diameter and snapped clean at the coil, which usually means the door hadn’t been balanced in a while. This one let go at around 14,000 cycles, which is right at the end of its normal life for a standard spring. We replaced both springs as a pair, not just the broken one, and rebalanced the door so the opener wasn’t doing extra work. The customer walked away with a written price before we touched anything and a photo of the failed spring before we ever quoted a replacement.
Bent Track and Roller Train Failure, Carillon

This one started as a noise complaint. When we got the door open, the lower vertical track was bowed out about three-quarters of an inch, and two of the roller bearings had seized, which chewed up the roller stems. We pulled the track, hammered it true against a straightedge, replaced the full roller set with nylon, and confirmed the door rode true with a level at three points. The customer had been greasing the track, which is almost always the owner’s instinct and almost always wrong, so we left a note in the photo record showing where lubrication actually goes.
Replacement Section After a Trailer Hitch Incident, Live Oak Reserve

A boat trailer won a brief argument with the second panel. The dent creased the steel skin and the insulation behind it, and the panel’s hinge rail was bent. We ordered a factory-matched Clopay replacement section rather than trying to bondo a 4-foot crease, and the only real challenge was matching the white to eight years of Florida sun. The result is a panel that’s brighter than its neighbors for about six months, which we told the customer upfront, and the door has operated quietly since.
Logic Board Failure on a LiftMaster Opener, Riverside at Twin Rivers

The opener would light up but not run, and the motor tested fine on the bench, which pointed to the logic board. This is common on LiftMaster units from the early 2010s, especially in humid garages where the board sits for years in Florida air. We replaced the board, reprogrammed the travel limits, and tested the safety reverse sensors, because a new brain on an opener with bad eyes isn’t a completed job. The customer got the normal photo record: old board, new board, and a note that the motor was checked and cleared.
Sagging Double Door with Worn Extension Springs, Alafaya Woods

This 16-footer had a one-inch sag on the right side and extension springs that had stretched past their useful life. The cables were also starting to fray, which is the part that scares us, because a snapped extension cable under load is dangerous if the safety cable isn’t installed right. We replaced both springs, both cables, checked the safety containment cable, and set the door level with the flag brackets re-anchored. Total time on site was a little under two hours, with the written price agreed before we opened a toolbox.
